This existing building located at 531 East 9th street was originally built around the turn of the century.  It is located within the downtown historic district. The building’s primary use was retail. The building was uninhabited for several years. During this time, structural
failures caused the roof and floor system to collapse, leaving only the exterior walls standing.

The renovation was intended to correct structural damage, and provide interior improvements for mixed use -  retail and apartments.  Shortly before construction was set to begin, the façade of the building was further damaged by strong winds. It was then imperative that the renovation also recreate the façade to it’s original design. Elements were salvaged that did not sustain any heavy damage and were reused.

The building was separated by an existing concrete masonry wall.  The front of the building was renovated for retail use.  A new floor and roof system was built, and interior stairwells were added for access.  The rear of the building was renovated for apartments. There are four 
units, complete with two bedrooms and bathrooms.  They range from 860 sq. ft. to 1,040 sq. ft. The façade, along with the updated windows and improvements closely reflects the building as it was built originally.
